Heritage consultant Manchester
Heritage consultants in Manchester.
Listed building consent, heritage impact assessments and conservation advice across Greater Manchester and the wider North West. Industrial heritage, Victorian commercial fabric and conservation area work.
We respond within one working day leading to a no obligation outline approach.
Manchester’s historic environment is unlike anywhere else in England. Industrial heritage is our ground.
The city’s exceptional stock of warehouses, mills, exchanges and Victorian civic architecture sits alongside a rapidly changing urban fabric. We work across Greater Manchester, from alterations to residential listed buildings in the suburbs to complex industrial conversion schemes in the city centre, with Manchester, Salford, Trafford, Stockport, Oldham, Bury and Bolton councils and Historic England’s North West team.
Heritage consultancy in Manchester
What we do in Manchester.
1.
Listed Building Consent
Manchester and Salford together contain a large concentration of listed industrial, commercial and civic buildings. The listed building consent process for mill conversions, warehouse alterations and historic commercial buildings in the city centre involves real complexity, structural intervention, change of use and heritage significance, that requires specialist input. We have experience across all of it.
2.
Heritage Statements
Planning applications within Greater Manchester’s conservation areas, or for development affecting the setting of listed buildings, require a Heritage Statement — now formally called a Heritage Impact Assessment following the NPPF update — that addresses national and local heritage policy. We write clearly and specifically, not generically; our statements are tailored to the authority and the asset.
3.
Major Schemes and EIA
Larger development proposals affecting Manchester’s historic environment, tall buildings in the city centre, major conversion schemes, or applications in sensitive conservation areas, require a heritage impact assessment proportionate to the proposal. We produce assessments that are evidence-based and written to withstand scrutiny.
4.
Conservation Management Plans
Manchester’s institutional owners, the universities, NHS trusts, housing associations and the council, are often required to hold Conservation Management Plans for their listed buildings. We produce CMPs that are clear, practical and built around genuine analysis of significance.
5.
Solar for Listed Buildings
The mills, warehouses and Victorian commercial buildings of Manchester often have large flat or low pitched roofs, which can make solar easier to accommodate than on domestic listed stock. Panels still usually need listed building consent and often planning permission, and in conservation areas such as Ancoats and Castlefield their effect on the roofscape matters. We assess the roof structure and significance, advise on siting behind parapets, and set out the public benefit of the clean energy generated.
We work across Greater Manchester and the wider North West. If your area is not listed, we still work there.
That includes Manchester city centre and its principal conservation areas, Salford and the MediaCityUK area, Trafford, Stockport, Oldham and Tameside, Bury and Bolton, Wigan, the Pennine mill towns, and Lancaster and the Fylde Coast. We also carry out pre-demolition and pre-alteration recording to CIFA standards, often Level 3 or Level 4 for industrial buildings.

A Grade II listed hotel in Buxton, converted.
Grove Hotel, Buxton
A Grade II listed hotel in Buxton, opposite the Grade I Buxton Crescent. Residential conversion. Applications successful.
Heritage Unlimited prepared the heritage impact assessment for the residential conversion of the Grove Hotel in Buxton, a Grade II listed building in a prominent position within one of England’s finest spa town centres. The surrounding heritage environment, including the Grade I Buxton Crescent, required a comprehensive assessment of setting and significance to support a sympathetic conversion proposal.
