Heritage consultant Ipswich
Heritage consultants in Ipswich.
Listed building consent, heritage statements and advice on repairing, extending and converting listed buildings across Ipswich and Suffolk, from Tudor merchants’ houses and quayside warehouses to timber framed halls, wool towns and coastal villages.
We respond within one working day leading to a no obligation outline approach.
Ipswich has 15 conservation areas and eleven Grade I listed buildings, from Christchurch Mansion to the Ancient House on the Buttermarket. We work with all of them.
The town’s listed stock spans more than five centuries: the pargeted front of the Ancient House, Wolsey’s Gate, Pykenham’s Gateway, medieval churches such as St Margaret’s and St Mary at Stoke, the Grade II* Old Custom House of 1844 on the Wet Dock, and the Grade I Willis Building. Beyond the borough, Suffolk holds timber framed halls, wool churches and coastal market towns. Our work runs from alterations to a single listed house to the reuse of maltings, warehouses and commercial buildings.
Heritage consultancy in Ipswich
What we do in Ipswich.
1.
Listed Building Consent
Ipswich Borough Council decides listed building consent within the town, while Babergh, Mid Suffolk and East Suffolk councils cover the surrounding districts. Each conservation team looks closely at timber framing, joinery, plasterwork and shopfronts. We prepare applications with the drawings, schedules and justification the relevant team needs, so straightforward works move quickly.
2.
Heritage Statements
Development in any of the 15 Ipswich conservation areas, or in the setting of a listed building, needs a heritage statement that addresses the NPPF and the council’s local plan policies. The council publishes conservation area appraisals and keeps a Local List of Buildings of Townscape Interest, and we write directly to those documents so the statement deals with the character already identified.
3.
Timber Framed Houses and Halls
Much of Suffolk’s listed stock is timber framed, often hidden behind later plaster, render or a Georgian brick front, as at Braham Hall in Brantham. In Lavenham, Hadleigh and Long Melford whole streets are framed buildings. We read the frame, distinguish original fabric from later repair, and use that evidence to show where alterations and extensions can be absorbed without harm.
4.
Conservation Management Plans
Councils, churches, schools and estate owners care for some of the most important buildings in Ipswich and Suffolk, including Christchurch Mansion, the medieval town churches and the quayside buildings around the Wet Dock. A Conservation Management Plan gives these owners an agreed understanding of significance to guide repairs, funding bids and future change. We produce plans that are clear and practical.
5.
Solar for Listed Buildings
Suffolk roofs are typically plain clay tile, red or black glazed pantile, slate or thatch, and in places such as Lavenham, Dedham Vale National Landscape and the Coast and Heaths National Landscape the roofscape is widely seen. On a listed building panels normally need listed building consent. We look for rear slopes, outbuildings and ground mounted siting, and set out the public benefit of the clean energy generated under the NPPF.
We hold an active caseload across Ipswich and the wider Suffolk area. If your area is not listed, we still work there.
That includes Ipswich town centre and the Waterfront, Felixstowe, Woodbridge, Framlingham, Aldeburgh and Southwold in East Suffolk, Hadleigh, Lavenham, Long Melford and Sudbury in Babergh, Stowmarket in Mid Suffolk, and the villages of Dedham Vale and the Stour valley. We also carry out pre-works recording of listed buildings to CIFA standards across all of them.
Featured Suffolk project
A Grade II listed timber framed hall in the Stour valley, consented.
Braham Hall
Sixteenth century timber framed ranges behind a later gault brick front, a few miles south of Ipswich. A rear extension and internal alterations taken through to consent.
Heritage Unlimited prepared a Heritage Statement with a fabric assessment and timber frame analysis, then updated it when the scheme was revised with the architect after conservation officer comments. Babergh District Council granted planning permission and listed building consent in July 2026, with a condition to reinstate lost framing using the surviving mortices. The architect described our help as crucial to the process.
