Heritage consultant Windsor

Heritage consultants in Windsor.

Listed building consent, heritage statements and conservation advice across Windsor, Eton and Maidenhead, from Georgian townhouses and riverside villas around the castle to Thames villages and market towns across Berkshire.

We respond within one working day leading to a no obligation outline approach.

The Royal Borough of Windsor and Maidenhead has 27 designated conservation areas, from Windsor Town Centre and Eton to Bray, Cookham and Hurley. We work in every one.

Windsor’s historic core sits beneath the Grade I listed castle, with the Guildhall on the High Street, Georgian and Victorian townhouses along Thames Street and Park Street, and the long Victorian shopping streets around Peascod Street. Across the river, Eton High Street leads to Eton College. Around them are Thames-side villas, brick and timber framed cottages, churches and riverside boathouses. Our work runs from a single listed house to the reuse of banks, shops and larger institutional buildings.

What we do in Windsor.

1.

Listed Building Consent

The Royal Borough of Windsor and Maidenhead decides listed building consent from Windsor and Eton out to Maidenhead, Cookham and the villages of the south of the borough. At 25 High Street, opposite the Guildhall, we took a Grade II listed former bank from pre-application stage to consent. We prepare the drawings, schedules and justification the conservation officer needs to decide quickly.

2.

Heritage Statements

Works in Inner Windsor, Windsor Town Centre or Eton conservation areas, or within the setting of Windsor Castle, need a heritage statement that deals with the NPPF and the Royal Borough’s own policies. Views to and from the castle carry real weight here. We assess significance and impact against each conservation area appraisal, so the statement answers the questions the council will ask.

3.

Georgian Townhouses and Riverside Villas

Much of the listed stock in Windsor, Eton and Maidenhead is brick fronted Georgian and Regency housing, with Victorian villas along the Thames at Maidenhead Riverside, Bray and Datchet. Sash windows, panelled interiors, staircases and plan form usually hold the significance. We record what survives and advise on how kitchens, bathrooms, extensions and new services can be fitted without loss of historic fabric.

4.

Conservation Management Plans

Schools, churches, estates and institutions hold some of the most important buildings in the Thames Valley, from Eton and the riverside churches to country houses at Bisham and Hurley. A Conservation Management Plan gives these owners an agreed understanding of significance to guide repairs, funding bids and future change. We produce plans that are clear and practical.

5.

Solar for Listed Buildings

Windsor’s roofscape of clay tile and slate is seen from the castle, the Long Walk and the river, so siting decides most solar cases here. At 25 High Street we secured consent for panels on a modern rear roof slope close to the ridge. Around Marlow and Henley the Chilterns National Landscape adds weight to views. We look for rear slopes, flat roofs and outbuildings, and set out the public benefit of the clean energy generated under the NPPF.

We hold an active caseload across Windsor and the wider Thames Valley and Berkshire area. If your area is not listed, we still work there.

That includes Windsor, Eton, Old Windsor and Datchet, Maidenhead, Bray and Cookham, Slough, Staines and Spelthorne, Reading, Wokingham, Newbury and West Berkshire, Marlow and Henley-on-Thames. We also carry out pre-works recording of listed buildings to CIFA standards across all of them.

Common questions

Windsor heritage questions.

How quickly can you prepare a heritage statement for a Windsor application?
For a typical householder or small commercial scheme, such as alterations to a listed townhouse in Inner Windsor or a shopfront on Peascod Street, we can usually deliver within five to ten working days of the brief. Larger schemes that need a room by room gazetteer, as at 25 High Street, take longer, and we confirm the programme with the fee proposal.
Does the Royal Borough of Windsor and Maidenhead offer pre-application advice?
Yes, the Royal Borough offers pre-application advice. For Grade I and Grade II* buildings, sites in the setting of Windsor Castle or sensitive conservation area schemes it is usually worth using. We can advise whether your project needs it, prepare the submission and attend the meeting with the conservation officer.
Do you work in the Chilterns and North Wessex Downs National Landscapes?
Yes. Around Marlow and Henley-on-Thames the Chilterns National Landscape gives extra weight to views and landscape setting, and much of West Berkshire lies in the North Wessex Downs National Landscape. Applications there are decided by Buckinghamshire Council, South Oxfordshire District Council and West Berkshire Council, and we prepare heritage statements and consent applications for each.
My listed building is near the Thames. Does flood risk affect the heritage case?
Often it does. Much of Windsor, Eton, Datchet and Maidenhead lies close to the Thames, and flood resilience measures such as raised services, flood doors and new floor finishes can affect historic fabric. We prepare the heritage statement alongside the flood risk assessment so that both cases are consistent, and look for measures that protect the building with the least harm.
Do I need consent to replace sash windows on a listed house in Windsor or Eton?
Like for like repair of timber sashes usually does not need consent, but replacement windows, double glazing, new glazing bars and changes to doors normally do. In the Windsor and Eton conservation areas some work that is usually permitted development also needs planning permission. We can confirm what applies and prepare the application if one is needed.
Do you provide a fee proposal before we commit?
Yes. Once we have the address and a short description of the proposed works, we provide an outline approach and a fee proposal, usually within one working day. There is no obligation to proceed.
